A tree survey in Wednesbury is required for three situations: planning applications near protected trees, mortgage lenders flagging trees on site, and insurance or subsidence risk assessments.
Sandwell Council requires a BS5837 survey when development affects trees near the site or when trees are subject to a Tree Preservation Order. A TPO makes it a criminal offence to fell, prune or damage a protected tree without consent from the council.
A mortgage lender requires a tree survey when trees stand within influencing distance of a property's foundations. Halifax, Nationwide, Santander, Barclays, NatWest and HSBC all request this report before completion. Without it, the lender withholds funds until the risk is assessed.
Tree roots draw moisture from clay soil, causing the ground to shrink and foundations to move, a process called subsidence. Insurers require a report identifying the species involved, assessing root spread and setting out management recommendations before renewing cover.
Wednesbury properties use three survey types: Tree Condition Reports for general health assessments, Mortgage Tree Reports for lender requirements, and BS5837 surveys for planning applications.
A Tree Condition Report assesses the health, structure and safety of individual trees on a site. Homeowners, landlords and property managers request this report to identify hazards and plan maintenance work.
A Mortgage Tree Report is required when a lender's valuer flags trees near a property during the mortgage process. The report satisfies the requirements of major UK lenders before completion proceeds.
A BS5837 survey categorises every tree on a site into one of four grades, sets root protection areas and produces a tree constraints plan. Sandwell Council requires this survey for planning applications affecting trees.
A tree survey includes a site visit by a qualified arborist, inspection of every tree within scope, species identification and condition assessment. The written report follows, with recommendations and photographs, delivered within 5 working days.
A tree survey in Wednesbury takes 7 to 10 working days from booking to report delivery. The site visit itself takes 1 to 3 hours. A 48-hour urgent option covers mortgage deadlines.
The cost of a tree survey in Wednesbury depends on the survey type, the number of trees and the size of the site. The quote is fixed before the site visit takes place.
The fixed price covers the site visit, the full written report and follow-up questions afterwards, at no extra cost.
Consultants qualified in arboriculture carry out the survey, holding public liability and professional indemnity insurance. Reports are written to BS5837:2012 and accepted by Sandwell Council, mortgage lenders and insurers.
